Review Title Exceptions Before Relying on a Fast Property Sale

By Don McClain | Founder & Principal, Medro Advisors

The March 11 archive article considers direct property sales when time matters. A cash buyer does not eliminate title questions. Ask the closing professional to list recorded liens, easements and other exceptions, identify which affect the intended use or transfer, and state what evidence or action is needed for resolution. Distinguish an item under review from one the buyer has accepted or the closing professional has cleared. Confirm the person responsible and the effect on the proposed closing date. Do not infer marketable title from an agreement on price. Discuss the property with Amable Properties; legal and title review remain necessary. FUNDED is forthcoming.
